Average Price Per Sq Ft: $604 (↓ from $689 in March 2025)
Sales: 46 (↓ 28.1% YoY)
Active Listings: 511 (↑ 45.2% YoY)
Avg Days on Market: 23 (↓ 4.2%)
Sales-to-Active Ratio: 9.0% → Buyer's Market
What it means: Detached homes saw a notable drop in price and sales, suggesting a cooling trend in this segment. At the same time, active listings rose substantially. This combination increases supply relative to demand, which shifts power toward buyers. A 9.0% sales-to-active listing ratio firmly places this market in buyer’s territory, meaning buyers are more selective and may negotiate harder on price. While the time to sell slightly decreased, overall conditions are favorable for those looking to purchase a detached home.
