Active listings: 526 (up 16.1% from last year)
Sales: 65 (up 22.6% from last year)
Sales-to-Active Ratio: 12.4% – edging toward balanced conditions, but still leaning in buyers’ favor.
More listings mean more choice, but the jump in sales shows buyers aren’t sitting on the sidelines anymore.

Buyers finally had more variety to choose from — from modern builds in Burke Mountain to cozy family homes in Central Coquitlam. But the bigger surprise? They acted fast. This surge in both supply and sales hints at renewed confidence in the market and could be the first sign of momentum building toward a more competitive fall season.
💲 Prices Have Eased – But That’s Not the Whole Story
Benchmark Price: $1,737,100
Year-over-Year Change: -5.1% (~$92,900 drop)
Prices have dipped compared to last year, giving buyers more breathing room. But month-to-month, the pace of price declines has slowed — a possible sign the market is finding its footing.

Meadow Brook: $1,155,200 (down 1.7%) – among the more affordable spots.
